Contractor License Required in Georgia
Pursuant to Georgia Law effective on July 1, 2008, residential and commercial general contractors must obtain a license from the State Licensing Board for Residential and General Contractors. Any person offering contracting or performing construction services or activity as a general contractor in excess of $2,500 in materials, labor, or any combination thereof must hold the proper class of license issued for the State Licensing Board of Residential and General Contractors. It is also unlawful to issue a building permit to any person offering contracting or performing construction services who is not properly licensed.

Lewis Reeves Residential is licensed, as required by the State of Georgia, by the State Licensing Board for Residential and General Contractors as a Residential Basic Contractor and Residential Light Commercial Contractor.

Residential Basic License – Contractor work relative to detached one-family and two-family residences and one-family townhouses not over three stories in height

Residential Light Commercial License – Same as Residential Basic, and additionally, such contractor work or activity related to multifamily and multiuse light commercial buildings and structures

Working with an unlicensed contractor may put your project at risk because the contractor may not have any construction background or be familiar with building codes. Often remodelers sell their services by insisting that they are licensed; however, there is not a Remodeler License offered by the State Licensing Board.

Universal Design
Universal Design means being able to call a house a home for a lifetime by designing products, services, and environments that are usable by as many people as possible regardless of age, ability, or situation, and without the need for adaptation or specialized design. Universal Design becomes a virtually invisible element of a home when done well. Universal Design accommodates your changing needs and provides livability for the long term.

When faced with a home that cannot meet your needs, you are probably considering making improvements to your home due to the high costs associated with moving. Assisted living facilities are often very costly, but improvements in the functionality of your home will always add value and make everyday living easier. You desire to live independently in your home where you have created so many memories and in a community with people like yourself. The extra costs for incorporating universal design techniques in your new construction or remodeling project are not significant when you consider that you will be able to age in place with few modifications.

The CAPS designation program is offered by the National Association of Home Builders and encourages strategies and techniques for marketing, designing, and building aesthetically enriching, barrier-free living environments. CAPS provides a reliable means of identifying professionals for remodeling or construction of homes. Lewis Reeves Residential has two Certified Age-In-Place Specialists (CAPS) on staff, Patricia Brown and Whitney Collins, to assist you with your Universal Design needs. 2005 Atlanta Magazine Dream Home
In 1974, Lewis Reeves began building luxury residences, and he hasn’t stopped since. As the first approved builder in Country Club of the South, he has been responsible for more of the community’s homes than any other construction firm. Reeves’ low-key Southern manner belies the energy it takes to juggle up to 15 custom houses under construction at once. “Anyone can do cookie-cutter homes,” says Reeves. “But I love a challenge and never want to get bored. The Dream Home is as good as it gets – absolutely gorgeous.”
Weathering the vagaries of Mother Nature, The Dream Home construction proceeded at double tempo through three hurricanes and the heat of an Atlanta summer. “This was an 18-month build that was completed in 12 months,” Reeves says.
